CANCELLATION POLICY:

Guest will be required to pay for incidentals, such as laundry, telephone, etc.

Final payment consisting of the remaining balance must be received by us at least 14 days prior to arrival. Failure to make the final payment on a timely basis will make reservations subject to automatic cancellation.

A $50 administration fee may be charged for any change or cancellation of booking after a confirmation has been issued (i.e., after deposit paid). Acceptance of any change is subject to approval by villa owners..

Cancellation of a booking within 30 days of guest arrival date will result in forfeiture of deposit(s) and payments made.

Refund of monies paid for rental will be made only under the following circumstances:
The villa becomes unfit for habitation and no equivalent alternative can be obtained. 
The villa is re-booked by another party for the period of the initial booking. If only a portion of the rental time is re-booked, a pro-rata refund will be made. Any rental payments which qualify for a refund, whether in whole or pro-rata, will be subject to a deduction of a 15% administration fee.
